How much does a new roof cost in New Jersey?+

A typical 2,000–2,500 sq ft asphalt roof in Middlesex County runs roughly $11,000 to $18,000 depending on pitch, complexity, and shingle line. Standing seam metal on the same house is usually $26,000 to $42,000. We give you line-item pricing so you can see exactly where the money goes.

How long does a roof replacement take?+

Most asphalt replacements are done in 1–3 days. Metal roofs take 4–7 days. Siding projects run 5–10 days. We schedule weather windows carefully — we won't start a tear-off if rain is in the 3-day forecast.

Do you handle insurance claims?+

Yes, at no extra charge. We document storm damage, meet your adjuster on the roof, and handle Xactimate-format supplements. We won't "waive" your deductible — that's insurance fraud and we won't risk our license over it.

What warranty do you offer?+

10 years on workmanship for full replacements, 2 years on repairs. Plus manufacturer warranties up to 50 years through GAF and CertainTeed enhanced programs (only available because we're factory-certified).

Are you licensed and insured?+

Yes — NJ Home Improvement Contractor #13VH09872400, $2M general liability, full workers' comp on file. We can email a current certificate of insurance the same day you ask.

Do you offer financing?+

Yes, through Sunlight Financial and Service Finance. 0% intro APR for 18 months or fixed-rate terms up to 12 years. Soft credit pull, no obligation to apply.

What's the difference between architectural and 3-tab shingles?+

3-tab is the flat, single-layer shingle that was standard through the 1990s — 20-year life, prone to wind lift. Architectural is dimensional, double-layer, 25–30 year life, much better wind warranty. We don't install 3-tab anymore except for color-match repairs on older roofs.

How do I know if I need a full replacement vs. repair?+

Three rules of thumb: if the roof is under 15 years old, almost always repair. Over 25 years old with widespread granule loss, almost always replace. In between, depends on damage location and extent. Our free inspection tells you for free.

Do you do flat roofs?+

Yes — TPO and EPDM membranes on porches, additions, garages, and light commercial. Hot-air welded seams on TPO, no glue joints down the field.

How far do you travel?+

Primarily Piscataway, Edison, New Brunswick, Highland Park, Metuchen, South Plainfield, Bound Brook, Franklin, East Brunswick, and North Brunswick. Anywhere else in central NJ — ask, we'll tell you straight if it's a fit.
